Property management app for a rental estate in Tuscany
An installable app that brings together bookings, finances and day-to-day operations for an estate selling across three channels, built in the house's own visual identity.

Running an estate with three booking channels and nowhere to reconcile them
Casa Castagno rents out the whole estate through direct booking, Booking.com and Airbnb. Each channel has its own calendar, its own commission and its own way of settling up, and the owner doesn't live on the property.
Availability was split across three platforms, there was no clear figure for what was actually left for the owner after commissions, and the house's own information — cleaning, maintenance, check-in and check-out — lived scattered across notes and messages. What was missing was a management layer of its own, independent of any platform and working just as well from a phone.



Estate Manager: bookings, money and day-to-day operations on one screen
Off-the-shelf rental management tools are built for portfolios of many properties. This is a single estate with a very specific way of working, so it was designed from scratch and in the house's own identity. Building on top of an existing PMS was ruled out: the per-property cost didn't make sense, and none of them allowed that level of visual customisation.
Dashboard. This month's revenue, cumulative gross, agency commission, owner net and occupancy for the year.
Calendar. Availability with every booking tagged by channel.
Bookings. Guest, country, nights, party size, source, status, amount and invoice.
Finances. Monthly trends and the split by acquisition channel.
Experiences. Private chef, truffle hunting, e-bike, cooking class, tasting and massage, each with duration, price and status.
Property. House notes, bedrooms, cleaning, maintenance and check-in/check-out protocols.
Team. Contacts, suppliers, documents and tasks.
Light and dark mode, an owner-mode view, and installable on a phone like any other app.

The owner now has on one screen what used to be split across three platforms and several documents, with commission and net always kept apart. Everything that used to be pieced together by hand is now logged and easy to check.
